Plans have been lodged for a landmark mixed-use scheme aiming to create a new urban quarter in Stoke-on-Trent. The project is expected to generate hundreds of jobs in the city.
Capital & Centric and Bowmer & Kirkland are seeking the go-ahead to redevelop land at Goods Yard.
The site was historically developed as a goods yard, an interchange between the canal and the railway. It is currently occupied by a collection of industrial/warehouse buildings, the largest of which is known as Swift House.
It was revealed in March of this year that Capital & Centric was working with Stoke-on-Trent City Council to create a new urban quarter next to the city’s main train station.
The newly submitted plans would be implemented in two phases. Phase one involves the construction of a nine-storey build-to-rent building providing 174 apartments, along with private amenity space for residents and ground floor retail/leisure floorspace.
Additionally, the scheme will provide a variety of flexible commercial spaces. The Blue Signal Box will be retained, as will the basement of Swift House, to offer a flexible space for a range of functions/gatherings.
Outline permission is also sought for a hotel development which has the potential to rise to 12 storeys.
It is anticipated that the hotel could provide approximately 150 beds. However, the final details would be confirmed at the reserved matters stage.
Overall, the proposed development has the potential to generate up to 441 FTE jobs.
A statement filed with the council on behalf of the applicants said: "The scheme intends to redevelop a site within a highly prominent location alongside Stoke Railway Station to create a diverse, thriving, mixed-use development.
"The development intends to create homes, jobs and a rich cultural environment that will make it a thriving creative district, and a visitor destination for the city.
"The scheme will build on Stoke's strong creative/making culture and history to create an environment which acts as a catalyst for further growth and innovation.
"In addition, the development will reflect Stoke's long-term ambitions to be a healthy and sustainable city, whilst also offering inclusive equal opportunities for the widest range of users."

Located next to Stoke-on-Trent train station – making it HS2 connected – and on the doorstep of Staffordshire University, the Trent and Mersey Canal and the A500, the site is in an ideal location for commuters, students, visitors and businesses.
Capital & Centric are working in partnership with Stoke-on-Trent City Council to bring forward the landmark project.

Plans for the Goods Yard include:

The Goods Yard Living: Featuring over 170 design-led apartments for rent, with a mix of 1,2 and 3-bed homes. The new building is planned to feature private resident gardens, as well as resident facilities such as a café or bike repair shop, alongside other uses such as a gym or convenience store.

Signal Box: A café-bar in what is currently a derelict Network Rail signal box.

Vaults Warehouse: Restoration of the stunning, locally-listed, brick vaulted, below ground warehouse to create a combined workspace and leisure venue.

Canalside Jetty: Opening up the water’s edge to the public and creating a potential mooring point for visiting canal boats or a water taxi.

The Pavilion: A contemporary building with an industrial feel that will provide 5,000sq.ft. of floor area in a double height space that will be made available for workspace and/or leisure uses.

The Goods Yard Square: A bustling public square at the heart of the site, with seating, gardens and spaces for pop-up events, with pedestrian and cycle links to the surrounding area

Hotel: A 150-bed hotel (to be delivered as part of Phase 2)
Capital & Centric is also on the hunt for pop ups to use the space in the meantime. Those with an idea for an event or use for the space are encouraged to get in touch.
