Planning consent for the final phase of St Modwen’s Albion Gateway site has been received.
The scheme, consisting of 87,600 sq. ft. of industrial and trade counter units has received the go-ahead from East Staffordshire Borough Council. Units will start at 2,500 sq. ft. up to 5,775 sq. ft. but there is an option to combine units up to 20,000 sq. ft.
Phase 1 of the development of 50,000 sq. ft. has been completely let or sold and 13,000 sq. ft. of Phase 2 has been pre-let and a further 9,000 sq. ft. has been pre-sold. Work will commence on site in July with completion expected in early 2019.
Rob Richardson, the company’s senior development manager, said: “We are pleased to have now secured consent for our final phase of development at Albion Gateway, which is the last piece of the jigsaw in the regeneration of part of the wider Pirelli site.
“The great success of our initial phase of units proves there is a clear need for this size of versatile space in Burton.
“To have secured the commitment of two well established trade occupiers prior to construction starting is testament to this.”
Paul Rushton, director for the site agents, Rushton Hickman, added: “Albion Gateway is a highly sought-after development, with excellent transport links and versatile space to suit a range of industrial and trade businesses.
“The previous phase of the development sold and let very quickly and I envisage a good level of demand for the final phase of 87,600 sq. ft.
“We are already having detailed discussions with a number of potential occupiers and hope to have secured occupiers for the majority of the scheme before completion early next year.”
