Steelworks have gone up at five of St. Modwen’s units - totaling 183,000 sq.ft of commercial space - at the firm's St. Modwen Park Stoke South site (formerly known as Trentham Lakes).

Work is progessing at St. Modwen's Stoke South site, with steelworks being setup at five units on the development site. The five speculative units will range from 22,000-75,000ft², and will provide additional commercial space at the highly sought after 400-acre site, which is already home to occupiers such as Screwfix, Amazon and Pets at Home.

The news follows St. Modwen’s successful planning application for a further 250,782ft² of commercial development at the St. Modwen Stoke South site (back in March 2019).

This latest phase of development will bring the prospect of securing significant job opportunities in the area.

Meanwhile, in the north of the city, St. Modwen has begun construction at a new 43,000ft² unit at St. Modwen Park Stoke Central (formerly known as Etruria Valley).

The scheme is one of Staffordshire’s premier employment sites, and forms part of the wider 300-acre Festival Park development. Units are expected to be available for occupation from March 2020.

Both developments demonstrate St. Modwen’s continued confidence and longstanding investment in the region, and will bring the creation of up to 700 new jobs (combined) to Stoke-on-Trent and surrounding areas.

The two sites are strategically located in close proximity to junctions 15 (South) & 16 (North) of the M6, serving both Stoke-on-Trent and Newcastle-under-Lyme.

Stuart Murray, Development Director at St. Modwen, said:

“To have two projects simultaneously under construction in the city evidences our confidence in Stoke-on-Trent and St. Modwen’s long-standing commitment to the North Staffordshire area.

“The developments at both St. Modwen Park Stoke South and St. Modwen Park Stoke Central will provide a range of unit sizes, which we are confident will prove attractive to business occupiers at two of the region’s foremost logistics locations. We look forward to their completion and occupation.”

Steven Smith, Senior Construction Manager at St. Modwen, added:

“With the rapid acceleration of our industrial and logistics efforts, the North Staffordshire region is seeing plenty of concurrent development and we are pleased to be providing new opportunities for the people and businesses of Stoke-on-Trent.”

Cllr Janine Bridges, Cabinet Member for Education and Economy at Stoke-on-Trent City Council, commented:

“The old Trentham Lakes site has been transformed over the past 30 years and our city is also continuing to see development on the Etruria Valley site, which is a key part of the area’s successful Ceramic Valley Enterprise Zone.

“The fact that these sites have been able to attract major companies including Amazon, Screwfix and Pets at Home shows how attractive Stoke-on-Trent is as a place to invest. This supports our wider strategy to transform Stoke-on-Trent and see even more job creation and more benefits for the local economy.”

Joint marketing agents for the two schemes are Knight Frank and Mounsey Chartered Surveyors.
